Inspection negotiations should focus on material issues, economics and transaction risk.

Understand the request

Separate a material condition concern from maintenance, a cosmetic preference or an upgrade. Review the report and ask for clarification where the requested work exceeds the finding.

Repair or specialist evaluation

A qualified specialist can clarify cause, scope and cost. If a repair is agreed, define responsibility, completion evidence and timing through the appropriate contract process.

Credit or price adjustment

A credit, price adjustment or combination solution may be appropriate if agreed and compatible with financing. Compare net cost and who will control the work; the alternatives are not financially identical for every buyer.

Documentation or declining a request

Existing permits, warranties or service records may resolve a factual concern. Depending on the contract, a seller may decline or propose another response. Sellers are not necessarily required to repair every observation; obtain advice on obligations, disclosure and consequences before responding.

Keep execution in view

Consider materiality, cost, remaining alternatives and the risk of delay. Record agreed changes and track completion rather than relying on an informal understanding.
