An inspection informs the condition review. The response should reflect significance, cost and risk.
Classify the finding
A material defect can affect function, value or safety. Maintenance keeps a component working; a cosmetic issue affects appearance. An age-related condition is not automatically failure, while an end-of-life system may warrant a replacement reserve. An upgrade preference is different from correcting a defect. Legal definitions can vary.
Start with structure & water
Investigate structural movement, drainage, active leaks and moisture intrusion with appropriate specialists. Understand the cause and repair scope before comparing surface repairs. Urgent safety concerns warrant prompt attention wherever they appear in the report.
Review major systems
Evaluate electrical, HVAC and plumbing concerns, then roof and exterior conditions, safety items and major appliances. Ask about function, expected remaining service and investigation limits; an inspection cannot guarantee future performance.
Separate maintenance & appearance
Document routine maintenance and cosmetic observations without treating every item as a seller obligation. Plan an ownership reserve for aging equipment and your own preferred upgrades.
Build a focused request
Prioritize material issues and support requests with findings or estimates. Consider repairs, credits or further investigation within the contract. An inspection request should be strategic, not simply a list of every observation.
Respect the review window
Track inspection, notice and response requirements in the actual agreement. Ask your representative or counsel about options before the relevant deadline; do not assume a report creates an automatic cancellation right.
